We hire independent, qualified, reasonably priced personnel who we know will get the job done right. Because we deal with this daily, we know what repairs should cost and how long they will take to complete. We control and supervise maintenance work. Since we have a large volume of work that we give local firms, we have the necessary clout to ensure work performance meets our high standards. We help avoid costly repairs by a thorough preventive maintenance inspection program. We protect the value of your investment by maintaining your property to a high standard. We have staff on duty 24 hours a day to respond to any emergency concerning your property.
Property Presentation
Our "property feature sheets" enable us to maintain an comprehensive list of all features that make your property desirable and special. We maintain a waiting list of prospective tenants who are immediately contacted when properties become available for rent. We receive many "word of mouth" referrals from present and former tenants. We receive many calls from prospective tenants who have seen our ads for other properties. We receive calls from prospective tenants who know we are prominent in the rental business and call to see what we have available.
To find a desirable tenant as quickly as possible, we advertise your property using a broad range of advertising media, including flyers and newspaper classifieds. With your permission, we will display at your property, professional "Home For Rent" signs.
Tenant Screening
Our professional Leasing Agents show your property by appointment to pre-qualified,prospective tenants. We lease only to qualified, responsible tenants. We are experienced in judging credit worthiness. We do a thorough credit and reference check before the lease is signed. This includes checking history with the Credit Bureau, verifying employment and checking all appropriate references including past and present landlords. We take time with each new tenant to explain the benefits and responsibilities of leasing a home from us. We provide you with protection through the use of proper lease agreements, condition reports and financial documentation. We obtain substantial security deposits (usually equivalent to 1 month's rent).
Financial Reporting
We do all the accounting chores for you. Our computer system keeps complete, accurate records of every income and expense that affects your property. Our convenient monthly financial statement shows monthly actual expenses compared to budget and year-to-date actual compared to budget. Our end-of-year statements simplify the job of tax preparation for you and your accountant. For our customers who live outside of Canada, we forward to the Federal Government each month, the proper amount of Non-Resident Withholding Tax. At year end we also supply the government the required NR4 forms.
Insurance
In addition to your normal home-owner´s insurance policy, we require you to carry the necessary public liability insurance (minimum One Million Dollars), naming us as a co-insured.
This coverage protects the tenant, you as owner, and us as your manager against a wide range of losses caused by unintentional hazards or unsafe conditions on your property.
(We must have proof of insurance coverage before we can manage your property). If you do not currently have the required public liability insurance, we can arrange to purchase a competitively priced policy for you.
Through Rogers Insurance, we can arrange to provide you with the necessary property and liability insurance. Due to the volume of insurance placed through Rogers Insurance, premiums are very competitively priced while offering you very broad and comprehensive coverage.
